Hillsborough County is under a Modified Phase III “Extreme” Water Shortage. The Southwest Florida Water Management District extended it through October 1, 2026. Most companies working Brandon either don’t know this or won’t bring it up.

Annual aesthetic pressure washing is restricted for residential customers. The County listed that prohibition when the tighter rules took effect April 3, 2026.

Pressure washing to prep for painting or sealing is still allowed. That’s written into the District’s order.

Soft washing uses a fraction of the water, because the cleaning solution does the work instead of volume and pressure.

Your HOA can’t cite you for a dirty driveway right now. The order says no association may enforce a deed restriction requiring an increase in water use, and it names pressure washing specifically.

Enforcement tightened up. Local officials were told to skip the warning and issue citations starting two weeks after the order took effect.

Why Brandon Eats Exteriors Faster Than Most Places

We’re in a humid subtropical zone. In plain terms: more than 50 inches of rain a year, humidity averaging around 73%, and temperatures over 70°F for eight-plus months. It’s a greenhouse. Things grow on your house here that don’t grow on houses in Arizona. But it isn’t uniform across town, and that’s where most companies get lazy.

If you’re under the oaks. Brandon Oaks and Ashley Oaks homeowners know the trade-off. Those mature live oaks are why you bought there, and they’re why your roof streaks first. Shade holds moisture on the shingle for hours longer after rain. Tannin runoff from oak leaves and acorns also leaves a rusty brown stain on concrete that people mistake for plain dirt and scrub at forever.

If you’re in an older part of town. A lot of Brandon Traces was built between 1987 and 1993, and central Brandon is full of similar stock. That’s thirty-plus Florida summers on the same roof and driveway. Older concrete needs pre-treatment and a second pass. It costs more and takes longer, and we’d rather say that up front than quote low and add on at the end.

If you’ve got pavers. The newer infill off Kings Avenue, Lumsden Road, Parsons Avenue and Bloomingdale Avenue is heavy on paver drives and lanais. Pavers are not concrete. The joint sand has to be flushed clean without blowing it out of the joints, then re-sanded. It runs about a quarter more per square foot than poured concrete. If somebody quotes the same number for both, they haven’t done many pavers.

If you’re on well water. Plenty of properties toward Dover, Seffner and east Valrico irrigate off a private well. High iron leaves orange staining that will not come off with bleach or with pressure. It needs an acid-based treatment. We see driveways every month that somebody already cleaned twice and they’re still orange, because the wrong product was used both times.

If you’ve got a lanai or pool cage. Almost every house here does. Screen enclosures cannot take pressure. They get low-pressure chemical cleaning or you’ll be calling a screen company next.

Read what it actually says first. If it cites algae, staining or biological growth, that’s a cleaning issue. If it cites missing shingles, storm damage, curling or granule loss, that’s a roofing issue and you need a roofer, not us. We’ll tell you which one you’ve got before you spend anything.
