Driveway Pressure Washing in Brandon, FL
Even, striping-free concrete cleaning with proper pre-treatment for oil, rust, tyre marks and tannin — and correct joint-sand handling on pavers.
A driveway is usually the largest single surface on a residential property and the first thing anyone sees. It is also one of the few surfaces around a Florida home that genuinely tolerates high pressure.
That is why driveway cleaning produces the most dramatic before-and-after of any exterior service. Poured concrete is dense, unpainted and structurally robust, so a surface cleaner running at full pressure can lift years of accumulated growth and soiling without harming it.
What people underestimate is that a typical Brandon driveway is not carrying one problem. It is carrying four or five different ones simultaneously, and each responds to something different. Pressure alone resolves perhaps half of what is actually on the concrete.
What Is Actually On Your Driveway
Understanding the distinctions matters, because it explains why a driveway can be cleaned twice and still look wrong.
Algae and biofilm
The green or black tint, heaviest along shaded edges and where the drive meets grass. This is living growth, and it makes concrete genuinely slippery when wet. Pressure removes it; a post-treatment slows its return.
Oil and transmission fluid
Dark patches where vehicles park. Oil has soaked into the pore structure, so pressure alone drives it deeper. It needs a degreaser and dwell time before any water is applied. Older stains may lighten substantially without disappearing entirely — an honest assessment says so beforehand.
Tyre marks
Black scuffing where wheels turn, especially at the apron and turnaround. This is transferred rubber, chemically distinct from oil, and it needs its own product rather than more pressure.
Rust and iron staining
Orange discolouration in fan patterns from sprinkler heads, or spreading from a metal object left on the surface. On well water this is iron. Neither chlorine nor pressure will touch it — it needs an acid-based treatment, correctly neutralised.
Tannin staining
Reddish-brown bleed beneath oaks, from leaves and acorns sitting on damp concrete. Frequently mistaken for ordinary dirt and scrubbed at indefinitely. It responds to different chemistry than algae does.
Efflorescence
A chalky white haze from mineral salts migrating through the slab. It is not surface dirt at all, and aggressive pressure can worsen the underlying condition rather than resolve it.
If a quote gives one price for the whole driveway with no mention of oil, rust or tyre marks, those are almost certainly not included — and they are exactly what will still be visible afterwards.
Why Technique Produces the Even Finish
Look at driveways around Brandon that have been cleaned recently and you will see a common flaw: faint parallel stripes across the concrete, like brush strokes.
Those are wand marks. A handheld wand concentrates pressure into a narrow fan, so the operator sweeps it in overlapping arcs. Wherever the arcs overlap, the concrete gets cleaned twice; wherever they do not quite meet, it gets cleaned less. The pattern only becomes obvious once everything dries.
A surface cleaner solves this. It is a rotating enclosed head that covers a fixed width at consistent pressure and speed, producing an even result across the whole slab. Wand work is then used deliberately for edges, kerbing and the seams a round head cannot reach.
Concrete, pavers and decorative surfaces are not the same job
Poured concrete takes full pressure and a surface cleaner. Paver driveways do not: the polymeric sand in the joints must be cleaned without being stripped out, then replaced, and optionally sealed. Blow the joint sand out and you invite weeds, ant colonies and paver shifting within a season — which is why paver work runs roughly a quarter more per square foot and takes noticeably longer. Stamped or decorative concrete is normally sealed, and aggressive pressure hazes or strips that sealer, turning a cleaning job into a resealing job.
Our Driveway Cleaning Process
Identify the surface and the stains
Poured, paver, stamped or sealed — and which of the six stain types are present. This determines both method and realistic expectations, which we set before starting rather than afterwards.
Pre-treat
Degreaser on oil, dedicated product on tyre marks, appropriate treatment on rust and tannin. Each needs dwell time. This step is the difference between a clean driveway and a mostly clean driveway.
Surface clean
Even passes with a surface cleaner at pressure appropriate to the concrete, working systematically so no section is missed or double-treated.
Detail the edges
Wand work along kerbing, expansion joints, the garage apron, kerb cuts and the border where concrete meets turf — the areas a round head physically cannot reach.
Rinse, treat and inspect
Full rinse, landscaping rinsed again, optional post-treatment to slow algae return, then a walk-round while the surface is still wet and any remaining marks are visible.
How Often and What to Expect
Most Brandon driveways benefit from annual cleaning. Shaded drives and those under oak canopy often need attention sooner, because algae re-establishes faster where the concrete stays damp.
Two honest caveats worth stating. First, deeply set oil that has been present for years will lighten considerably but may not vanish entirely — anyone promising total removal of a decade-old stain is overselling. Second, cleaning restores the concrete to its actual colour, which on an older drive is not the colour it was when poured. Concrete greys with UV exposure over time and that change is permanent.
Beyond appearance, there is a practical benefit: removing algae restores traction. On a sloped drive or a shaded walkway, biofilm is genuinely slick when wet.
Driveway cleaning across the Brandon area
- Brandon — a lot of concrete poured between the late 1980s and early 1990s. Thirty-plus Florida summers means pre-treatment and often a second pass.
- Riverview — newer builds with a high proportion of paver driveways requiring joint-sand handling rather than raw pressure.
- Valrico — longer driveways on larger lots, and widespread well irrigation, so rust treatment is routine rather than occasional.
- Bloomingdale — paver drives are close to standard, and association appearance standards are applied consistently.
- Seffner — extended concrete aprons serving detached garages and workshops, with well-water iron staining common.
- FishHawk — heavy canopy means faster algae return and significant tannin bleed from leaf litter.
Driveway Pressure Washing in Brandon, FL – Frequently Asked Questions
Is pressure washing safe for concrete driveways?
Yes. Poured concrete is durable, unpainted and handles high pressure well, which is why driveways show the most dramatic results of any exterior surface. The exceptions are stamped, sealed or decorative concrete, where pressure can haze the sealer, and paver driveways, where the joint sand must be preserved and replaced.
Will pressure washing remove oil stains?
It removes most of them, but not with pressure alone. Oil soaks into the pore structure of concrete, so it requires a degreaser applied with dwell time before any water is used. Fresh stains usually clear completely. Stains several years old typically lighten substantially without disappearing entirely.
Why is my driveway still orange after cleaning?
Because it is iron staining from well-water irrigation, not dirt. Chlorine-based cleaners and high pressure have no effect on it. It requires an acid-based rust treatment, applied correctly and neutralised afterwards. This is common in Valrico, Seffner and Dover, where private wells are widespread.
How often should a driveway be pressure washed in Florida?
About once a year for most properties. Shaded driveways, those under oak canopy, and those catching irrigation overspray often need attention sooner because algae re-establishes faster on concrete that stays damp. A post-treatment after cleaning slows regrowth.
Why does my driveway have stripes after cleaning?
Those are wand marks from cleaning with a handheld nozzle in overlapping arcs, and they appear once the concrete dries. A rotating surface cleaner covers a fixed width at consistent pressure and speed, giving an even finish. The wand is then used only for edges and seams.
How long does driveway cleaning take?
One to two hours for a standard two-car driveway. Pre-treatment for oil, rust or tannin adds dwell time, and paver driveways take longer because the joints must be cleaned and re-sanded. Adding walkways or a pool deck to the same visit costs considerably less than a separate booking.
Can driveways be cleaned during the current water restrictions?
Yes in most cases. Under the Modified Phase III order running through 1 October 2026, removing algae, mould and other organic growth that a broom or blower cannot clear is permitted, as is cleaning in preparation for sealing. Cleaning purely for appearance is restricted. We confirm which applies before booking.
