Different Surfaces Need Different Pressure

Almost every expensive mistake we get called out to fix comes from one thing: the wrong pressure on the wrong surface.

A concrete driveway can take a surface cleaner at full pressure all day. Put that same wand on a shingle roof and you strip the granule layer that protects it from UV, shortening the roof’s life and potentially voiding the manufacturer warranty. Point it at painted stucco and you blow out the finish, which is a repair rather than a repaint. Point it at a lanai screen and you will be calling a screen company next.

Soft Wash Roof Cleaning

No pressure on your roof, ever. A low-pressure application carries a cleaning solution that kills the organism at the root rather than blasting the surface. The stain lifts over the following days as rain rinses the dead growth away.

House & Siding Washing

Brandon is mostly painted stucco and block, and both are unforgiving under a turbo nozzle. We soft wash the walls at low pressure and hand-detail the parts a wand cannot reach properly.

Driveway & Concrete Cleaning

Even surface-cleaner passes with no zebra striping — those overlap marks you see on a lot of Brandon driveways are a technique problem, not a machine problem. Older concrete gets pre-treatment and a second pass.

Paver Cleaning, Re-Sanding & Sealing

Pavers are not concrete. Joint sand has to be flushed clean without being blown out of the joints, then replaced. Get this wrong and you get weeds, ant hills and shifting within a season.

Budget around a quarter more per sq ft than poured concrete. Sealing is explicitly permitted under the current order.

Rust & Well Water Stain Removal

Orange staining is an iron problem, not a dirt problem. Bleach will not touch it and neither will pressure. It needs a dedicated acid-based treatment, correctly applied and properly neutralised so the concrete is not left etched.

We regularly see driveways cleaned twice already and still orange, because the wrong product was used both times.

Pool Decks, Lanais & Screen Enclosures

Hillsborough County is under a Modified Phase III “Extreme” Water Shortage, extended through 1 October 2026. It changes what can be booked today, so here is where each service sits.

Pressure Washing Services in Brandon — FAQ

What is the difference between pressure washing and soft washing?

Pressure washing uses water force to remove material and suits hard surfaces such as poured concrete. Soft washing uses low pressure — roughly garden-hose force — and lets a cleaning solution do the work, so it kills algae and mould at the root without damaging the surface. Roofs, painted stucco, siding and screens should always be soft washed.

Which services do most Brandon homes actually need?

For a typical single-family home here: house washing every 12–18 months, driveway cleaning annually, roof soft washing every 2–3 years, and gutters twice a year. Homes under heavy oak canopy in Limona, Brandon Oaks or the older Valrico streets need the shorter end of every range.

Can you bundle services in one visit?

Yes, and it is usually cheaper. Most of the cost of any single job is setup and travel, so the rate drops once we are already on site with water and equipment running. Siding, driveway and walkways together is our most common bundle.

Do you clean paver driveways differently from concrete?

Yes. Pavers need the joint sand flushed clean without blowing it out of the joints, then re-sanded with polymeric sand, and optionally sealed. It takes longer and costs roughly a quarter more per square foot than poured concrete. If a company quotes the same rate for both, they have not done many pavers.

Will you damage my plants?

No. Beds are pre-wet before any solution is applied and rinsed thoroughly afterwards, which dilutes anything that reaches the soil. This is standard practice for soft washing and it is the step most commonly skipped by low-bid operators.
